What every listed residence must meet

Four standards. No exceptions.

A residence does not appear on this page unless an editor has visited and confirmed each of these in person. The list of residences we've turned away is longer than the list we've published.

  • Documented security

    Resident manager on site after 8pm. Visitor log book. Biometric or guarded gate entry. CCTV in common areas, not corridors.

  • Catering or kitchen access

    Either a full / half board contract with a posted menu, or a clean shared kitchen with one hob and fridge slot per six residents.

  • Sane occupancy

    No more than two students per room above S6. We refuse to list residences that triple-bunk or convert living rooms into dorms.

  • Transparent contract

    A written tenancy with the term length, what's included, deposit terms and a 30-day notice clause. No verbal-only arrangements.
